The clients for this build came to us by recommendation from another client we had worked with.

The owners were looking for a builder experienced steep gradient work.  They already had the plans designed by their architect and really needed a builder capable to constructing their ‘dream’ home.

These clients were looking for a builder that would be able to complete the construction of their home after unforeseen circumstances meant their original builder could not.  So we took over the build from the slab up.

Brief:

The clients for this build came to us by recommendation from a previous client.

With such a difficult block it was important for the clients to choose a builder with experience in working on this style of block, which would work closely with a designer to get maximum potential from the block, keeping with in their budget.

The design brief:

Over three levels each home has four bedrooms, two bathrooms and powder room, WIR, double garage and rear deck.

9meters wide by 19.5 meters long these homes have been designed to take full advantage of the building envelope of each block, whilst keeping under the 9.5 meter NGL.

Due to the nature of this block there was a lot of time spent preparing the site and bringing the build out of the ground. Each side has massive three meter block retaining walls.

The three level design over the slope of the block, required a high amount of structural steel, fabricating structural steel at our workshop is another advantage we have allowing us to keep the build on time with no surprise costs.

KNOCK DOWN | NEW BUILD | HOLLAND PARK

The clients for this build, came to us with their own set of plans.

Before construction could begin, we were required to remove the existing dwelling and clear the site.

Even though the block is relatively flat we still had a few challenges. The house is constructed over a storm water main requiring us to construct a bridge over storm water.  Being an older site it also had a combination sewer and we were required to liaise with engineers, surveyors, plumbers and QUU to get a new connection into the nearest main sewer line.

This big home has two large voids, one over the kitchen/main living area and one over the front entry with the stair well.

With four bedrooms, three bathrooms, media room, office and kids retreat this home has plenty of space.

The block that we constructed this house on had a unique shape and gradient.

Working closely with the client and draftsman, a family home was created to make the best use of the block and create a large living space for a growing family.

Working closely with the client for the duration of the build meant that changes could be made to the design to take full advantage of space and visual elements.  We understand that at times what is on paper may not look how you imagined once constructed, these changes were made easily with minimal expense, because we are hands on builders.

UNIT CONSTRUCTION | CAMP HILL

MULTIPLE UNIT CONSTRUCTION

Newman Homes was commissioned to construct two identical houses side by side. As investment properties it was important not only to be upmarket but of course be on budget and on time.  These three factors where achieved.

With the nature of the block we were required to construct two multi level dwellings with a suspended slab.
